In Falkensee, Brandenburg, on the western outskirts of Berlin, Garbe Industrial Real Estate GmbH will develop a multi-user property with a total area of almost 22,000 square metres. Construction is due to begin in October. The property is scheduled for completion in summer 2022.
The property is being built on an approx. 36,000 square metre plot of land ready for construction on the Falkensee Süd industrial estate. It is located about 800 metres as the crow flies from the border with Berlin's Spandau district. The site is connected to the national trunk road network via the B 5, which links the capital with Hamburg, and the A 10, the Berlin ring road. The Falkensee regional train station with direct connections to the centre of Berlin is only 500 metres away.
"The western Berlin hinterland has developed into a dynamically growing business location. The proximity to Berlin and Potsdam as well as the potential to employ well-trained workers make the region highly interesting for companies from various industries", says Jan Dietrich Hempel, managing director of Garbe Industrial Real Estate, explaining why the Hamburg-based project developer chose Falkensee as its location.
No tenants have been determined yet. However, talks with potential tenants are already underway. The new building will be designed as a multifunctional property, suitable for both logistics services and manufacturing. "The demand for modern logistics and commercial space is high. The Coronavirus pandemic has not changed that", says Jan Dietrich Hempel. "There is currently a very high demand for this location too, so we expect it to be fully let during the construction period."
The property is planned with approx. 18,700 square metres of hall space. In addition, there will be 2,400 square metres of mezzanine space. 760 square metres are planned for offices and social rooms. The hall will be designed in such a way that it can be divided into flexible units starting at a size of about 5,000 square metres. The new building will be equipped with 20 ramp gates and four ground-level gates. The outdoor area will have parking spaces for 140 cars and 27 swap bodies. Some of the parking spaces will be pre-equipped with electric charging stations.
Garbe Industrial Real Estate is aiming for the property to be certified according to the Gold Standard of the German Sustainable Building Council. A green noise barrier on both sides will shield the property from the street. A photovoltaic system will be installed over the entire roof area to generate renewable energy.
There is still an existing property with 8,400 square metres of hall space on the property with a total area of around 60,000 square metres that Garbe Industrial Real Estate has taken over in Falkensee. The building is let on a long-term basis to the lighting technology specialist LDBS Lichtdienst.
