Garbe Industrial Real Estate GmbH is further expanding its presence in Baden Württemberg. In the Stuttgart metropolitan region, the Hamburg-based real estate specialist has acquired a plot of land measuring around 100,000 square metres. It is located in Holzgerlingen (district of Böblingen) and has been partly developed. "With this purchase, we are not only securing modern existing space, but also new construction potential at the location – and this in a region that is known throughout Germany for its high economic strength," emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.
The existing building has a total hall area of 16,000 square metres. They are the first to be offered for rent on the market. Concepts for the development areas are currently being agreed. "With the properties, we want to address medium-sized companies from the commercial, light industrial and production sectors," explains Jan Dietrich Hempel. Both the existing areas and the future new buildings are suitable for companies operating regionally as well as supra-regionally that want to expand in Holzgerlingen or settle there for the first time.
Mayor Ioannis Delakos welcomes the decision of the Hamburg based project developer to invest in the Holzgerlingen site. "This will create more attractive settlement opportunities in our city. Garbe Industrial Real Estate's commitment is a positive sign for our business location – and that at such a challenging time."
The location is characterised by its central position in the Stuttgart metropolitan region. It is only about seven kilometres to Böblingen, the medium-sized town of Sindelfingen is ten kilometres away and the state capital Stuttgart is 30 kilometres away. The property 2 acquired by Garbe Industrial Real Estate is connected to Autobahn 8 via federal road 464 and Autobahn 81. It connects the site to the west with Karlsruhe and to the east with Stuttgart Airport, Ulm and Munich. In addition, there is a direct connection to the public transport system.
Holzgerlingen is already the third location in Baden-Württemberg in which Garbe Industrial Real Estate has become involved within a year. The Hamburg-based project developer has built a distribution centre for Amazon in Meßkirch (district of Sigmaringen). A similar property is currently being built for the online retailer in Giengen an der Brenz (district of Heidenheim). In addition, another property with a total area of 23,000 square metres is being built there without any firm rental commitments and will be completed by June 2022.
