Garbe Industrial Real Estate leases in Bodenheim to atrikom fulfillment

Even before the start of construction, Garbe Industrial Real Estate GmbH has fully leased its planned commercial property in Bodenheim, Rheinhessen (Mainz-Bingen district). The company atrikom fulfillment, which specialises in merchandise and advertising logistics as well as dialogue marketing, will move into the building with a total area of 14,500 square metres.

The new building is being constructed on a 23,500-square-metre site that Garbe Industrial Real Estate acquired just a few months ago. Construction is scheduled to begin in the first half of 2022. “The fact that we were able to lease the property on a long-term basis even before the building application was submitted is a complete success and speaks for the excellent location,” emphasizes Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate. The site is located south of Mainz, in the middle of the Rhine-Main region, one of the most important logistics markets in Germany.
The location and the building complex planned by Garbe Industrial Real Estate also convinced atrikom fulfillment. The medium-sized service provider, headquartered in Ginsheim-Gustavsburg, just ten kilometres from Bodenheim, is active in the field of merchandise and advertising materials logistics, mailing and response management, and promotional activities. “With Bodenheim, we are expanding our network of locations. We will operate a state-of-the-art e-commerce warehouse there to supply our customers’ customers just in time,” announces Daniel Deckers, managing partner of atrikom fulfillment. The location is connected to Mainz, Wiesbaden, Frankfurt and the surrounding metropolitan areas via the federal A 9 motorway and the A 60 and 63 motorways.

Sustainability aspects play a major role in the development of the property. A photovoltaic system will be installed on the roof to generate renewable energy. The exterior will be landscaped with trees and shrubs. The parking spaces will be equipped with e-charging stations for bicycles and cars. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council (DGNB) for the property. The new building is scheduled for completion in the second quarter of 2023.

Local mayor Thomas Becker-Theilig and his councillor Andreas Kappel, who is responsible for business development, are pleased that this new settlement closes a large gap in the existing “Bürgel” industrial estate after more than 15 years: “The investment by Garbe Industrial Real Estate and the long-term lease to atrikom fulfillment greatly enhance Bodenheim as a business location.”
The brokerage firm Immolox, based in Frankfurt am Main, acted as intermediary in the leasing process.
