Garbe Industrial Real Estate buys property south of Berlin

Garbe Industrial Real Estate GmbH is intensifying its commitment in the Berlin/Brandenburg metropolitan region. The Hamburg-based project developer has secured a 24,000-square-metre plot in Ludwigsfelde (Teltow-Fläming district, Brandenburg). A multi-user property with a total area of around 12,000 square metres is to be built on it. The investment volume amounts to 16.5 million euros.

The property is part of the former state-owned company "VEB Industriewerke Ludwigsfelde". Until 1990, mainly trucks were produced there. Today, the property is part of the Industrial Park East, where well-known companies from various industries have settled. The industrial park is located about ten kilometres south of the Berlin city limits. It is connected to the A 10 Berlin ring road via the B 101. The regional train station Birkengrund with connections to the center of Berlin is about two kilometres away.

Above all, the location was decisive for the purchase of the land. "The location in the southern Berlin area is extremely attractive and can be described as a hotspot," emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. "Rental demand is high, but availability of vacant space is very low. That's why we decided to develop the property for perspective."

The plan is to build a facility that can be used for both commercial and logistics services.

Construction is scheduled to begin in the fourth quarter of this year. The new building will be equipped with at least ten dock levellers and two ground-level gates. "We are in a phase of planning where we can still take into account wishes of the tenants when designing the hall layout. In addition, we have decided to offer smaller spaces for local SMEs by dividing the halls into sections of 5,000 square metres or more," explains Adrian Zellner. Garbe Industrial Real Estate is already in concrete talks with interested parties.

Recognised ESG criteria are taken into account in the development of the property. For example, a photovoltaic system will be installed on the roof of the building to generate renewable energy. Garbe Industrial Real Estate is striving for certification according to the Gold Standard of the German Sustainable Building Council (DGNB). The new building is scheduled for completion in the third quarter of 2023.

The purchase of the property was brokered by the real estate company BNP Paribas Real Estate, which is also responsible for leasing.

In the Berlin/Brandenburg metropolitan region, Ludwigsfelde is the third new construction project with which Garbe Industrial Real Estate is active. A multi-user property with a total area of almost 22,000 square metres will be built next year in Falkensee, Brandenburg, on the western edge of Berlin. Also in Brandenburg at the Oberkrämer site, work is underway on the implementation of 30,000 square metres of logistics space, which will be completed in the second quarter.
