Garbe Industrial Real Estate leases completely to digitalisation company

Garbe Industrial Real Estate GmbH has already fully leased its cross-dock property in Harsum (Hildesheim district), which is still under construction. Iron Mountain Deutschland GmbH will move in. The company specialises in digitising and archiving files and other important documents. The Hamburg-based project developer is investing 18.6 million euros in the site.

“The fact that we were able to fully lease the property during the construction phase and conclude a long-term lease with Iron Mountain Germany shows how attractive the location and how high-quality the property is,” emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.

The new building is being constructed on a 30,500 square metre site in the Neufeld industrial park in Harsum. It is located north of Hildesheim and within sight of A7 motorway, connecting Hanover with Kassel. The Hildesheim-Drispenstedt junction is about four kilometres away. It can be reached within a few minutes via the B494 federal highway, which directly passes by the industrial park.

The cross-dock property will have a total area of approximately 17,000 square metres, which Iron Mountain will use for storage of files, documents, data media and assets. Customers include banks, insurance companies, pharmaceutical companies and the public sector. According to Jan Dietrich Hempel, one of the decisive factors for the lease was the property’s height of 10.50 metres UKB to accommodate the shelving required for document storage.

The new building will be equipped with two ground-level sectional doors and 17 dock levellers. Parking spaces for approx. 40 vehicles will be created on the outdoor grounds. A photovoltaic system will be installed on the roof to generate renewable energy. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council for the property. The new building is scheduled for completion in early June.

Real estate service provider Jones Lang Lasalle in Hanover acted as intermediary in the leasing to Iron Mountain Germany.
